Economy

Green building techniques can yield economic benefits through energy conservation, water conservation, and a reduction in the amount of material waste sent to landfills. If high-efficiency measures are implemented at the outset of the design process, tremendous energy savings can be achieved over a structure’s life-cycle.

Health

Asthma and other health issues related to indoor air quality have also become major health concerns. Respiratory disease has increased nearly 50% in the last decade. Many building materials can have an adverse effect on indoor air quality: Paints, laminates, floor finishes, cabinets, particleboard, and certain structurally engineered building systems emit fumes (called off gassing) and contain carcinogens found in some volatile organic compounds. Because most people spend more than 90% of their time indoors, using carefully screened building materials and adequate ventilation are key elements to creating healthy homes and workplaces.

Productivity

Numerous studies link employee work performance to their work environment. Eight case studies show worker productivity increases between 6-15% in structures built to maximize daylighting, natural ventilation, and indoor air quality through reduced use of toxic materials (e.g., paints, materials, and laminates low in volatile organic compounds). Adverse health risks and missed work have direct economic impacts. Since a typical employer spends almost 70 times more on salaries than on energy, the productivity advantages of green buildings can have substantial financial benefits.

Green design is also economically lucrative from the perspective that it positively impacts worker productivity through improved ventilation and use of sunlight for lighting and heating (daylighting). A report by the U.S. Department of Energy and the Rocky Mountain Institute documents eight case studies, in which efficient lighting, heating, and cooling measurably increased worker productivity, decreased absenteeism, and/or improved the quality of work performed. Recent research also suggests that a well-designed workplace can increase employee productivity by 20 percent.

  Up-front investments in green designs and technology can yield financial paybacks over the life of the building in the form of lower utility bills and reduced operating and maintenance costs. For example, a 2003 report, The Costs and Financial Benefits of Green Buildings (PDF), analyzed both first costs and 20 year operational costs and savings of 30 completed LEED projects. On average the additional first cost was 2%, or $3.00-$5.00/square foot.  However, the total 20 year net present value of improvements attributed to energy, emissions, water, waste and commissioning is $11.98.
